Ventilation, vapor retarder, and conditioned-crawl options for under-floor spaces in North Carolina residential construction.

Vented crawl space ratioR408.1#

A traditionally vented crawl space requires net free ventilating area of not less than 1 square foot for each 150 square feet of under-floor area. When an approved vapor retarder covers the ground, the ratio may be reduced to 1 square foot per 1,500 square feet.

Vent placementR408.1#

One ventilating opening must be within 3 feet of each corner of the building. Openings must be distributed to provide cross ventilation of the space and be covered with corrosion-resistant mesh with openings sized to block pests while preserving free area.

Ground cover vapor retarderR408.1#

Where a ground cover is used to reduce the required vent area or as part of a conditioned crawl, the vapor retarder must be a Class I material with joints lapped not less than 6 inches.

Unvented (conditioned) crawl spacesR408.3#

An unvented crawl space is permitted when exposed earth is covered with a continuous Class I vapor retarder lapped at joints and extended up the stem wall. Mechanical conditioning is required: either continuous supply air from the dwelling with a return path, a dedicated exhaust, or conditioned air from a dehumidification system. Perimeter walls must be insulated per the energy code instead of the floor above.

AccessR408.4#

Access openings through the floor must be at least 18 by 24 inches. Through a perimeter wall, the opening must be at least 16 by 24 inches. Openings through any wall must not be below grade unless proper drainage is provided.

Common inspection flags#

Typical crawl space failures flagged at footing or final inspection:

  • Vapor retarder seams not lapped 6 inches or not run up the stem wall on a conditioned crawl
  • Vents clustered on one elevation with no cross ventilation
  • Conditioned crawl with perimeter insulation missing and floor joists uninsulated
  • Access opening obstructed by ductwork or undersized after framing
  • Standing water or missing drainage at a below-grade wall access
