Where we work, how a project starts, what it costs and how long it takes. If yours is not here, the design call is free and the reply usually comes within 24 hours.

  1. Where do you work?

    We are based in Raleigh and take projects across the Triangle, including Cary, Durham, Chapel Hill and Wake Forest, plus Johnston and Wilson counties. If your lot sits a little further out, ask. Drive time is the only limit.

  2. How does a project start?

    Request a design call. It is a short form, and Dylan usually replies within 24 hours with a time to talk. The call is free and takes about thirty minutes: what you want to build, where, and roughly when. Within two business days of that call you have a written scope and a fixed fee.

  3. What does design cost?

    Every fee is fixed in writing before drawing starts, and every number is published. The packages page lists the standard and expedited fee for each package, what each one includes, and what it leaves out.

  4. How long does design take?

    On the standard schedule a custom home design runs 14 to 20 weeks and a renovation design 8 to 14 weeks. The expedited track compresses those to 8 to 12 weeks and 5 to 8 weeks. Both clocks start at kickoff.

  5. Do you build as well as design?

    Yes. Design, drawings and the build run through one firm, so the scope you sign is the scope that gets built. If you already have a builder, we work alongside them, and our drawings are written for the field, not only for the permit desk.

  6. Will I see the house before it is built?

    Every project is rendered in 3D, every room, before the permit set is drawn. You walk the model in the client portal, make your selections there, and follow the build from the same place.

  7. Do you handle permits?

    Yes. Every design package ends in a permit set for the town or county you are building in, and we also draw permit sets on their own for a plan that came from somewhere else. Our North Carolina code guide covers the rules the plan reviewers apply.

  8. Do you work with builders and remodelers?

    Yes. Builders bring us plans to draw, models to render, and permit sets to produce, on their schedule. The partner program has its own page with the service list and the fees.
