What it actually costs to build a custom home in Raleigh.
You should not have to fill in a form to see a number. Here is the whole table, the arithmetic behind it, and an honest account of where the numbers came from.
The table, before the sales pitch
These are the ranges behind our cost estimator, published as plain text. They are total project cost for a new custom home: design, permits, labor and finishes at the level named. There is a $450,000 project floor, which is why the smallest builder grade house on the table starts where it does rather than lower.
Read across a row to see the same house at three sizes. Read down a column to see what finish level does to the same footprint. The spread between a builder grade 2,000 square foot house and a luxury 4,000 square foot house is a factor of eight. Doubling the size accounts for two of it. The finish level accounts for the rest.

What the ranges include, and what they leave out
Included: design, permits, labor and finishes at the selected level. That is the whole vertical construction cost of the house as drawn.
Not included, and each one is capable of moving a project by six figures:
- Land. Lot price in the Triangle varies more than construction cost does, and an inside the Beltline Raleigh lot and a Chatham County acre are not the same purchase.
- Site preparation beyond about 10 percent of the project. Clearing, grading, a long driveway, a septic system, a well, retaining walls and rock are site costs, not house costs.
- Major structural surprises. On a new build this is usually what the soil turns out to be once the site is opened.
Exclusions as stated on the cost estimator itself. Final scope is what determines cost, so treat this as a sanity check rather than a bid.
What actually separates the finish levels
Finish level is the single biggest lever on this table, and it is not primarily about countertops. It is about how much of the house is a catalog decision and how much of it is a drawn one.
Builder grade means stock everything. Standard ceiling heights, a stock window package, stock cabinetry, a simple roof and a simple foundation. Mid range is where the plan starts driving the house instead of the other way around: a more articulated footprint, taller ceilings on the main floor, better windows, semi custom cabinetry and real trim.
High end brings custom millwork, a more complicated roof, larger and better performing glass, and a specification written rather than selected. Luxury is where the structure itself becomes bespoke. Long spans, a steel moment frame or a cantilever, stone in quantity, and mechanical systems specified for a house that shape rather than a house that size.
The practical consequence: going up one finish level costs more than adding 500 square feet at the level you are already at. If the budget is fixed and the two are competing, that is usually the trade to look at first.
Design is a separate line, and a small one
Design is not in the construction ranges above. Custom home design here starts at $7,500 and runs 14 to 20 weeks on the standard schedule, with an expedited track at 8 to 12 weeks for a 30 percent premium. That fee is fixed before work starts, and it buys a site analysis and zoning summary, two schematic directions, a permit ready construction set, photoreal exterior and interior renders, a materials and finish schedule, and one stamped engineering coordination round.
Stamped structural engineering comes from a licensed professional engineer and is coordinated against the set as part of documentation. Civil and energy stamps come in the same way when the scope calls for them.
Set against a project that starts at $450,000 and can run well past a million, the design fee is a small share of the total and it is the only line item that changes every other line item. See custom home design for the full deliverable list.
Where these numbers come from, and when to stop trusting them
They are our own field numbers from North Carolina residential work, current for 2025 and 2026. They are not a published index, not a national average, and not scraped from anyone else's site. That is the honest framing and it is the framing the estimator itself uses.
Two limits worth knowing. First, they are not adjusted by zip code. A Chapel Hill lot with slope and tree protection and a flat Johnston County lot will not build for the same number, and this table does not know the difference. Second, material and labor pricing has moved fast enough in recent years that any table like this needs a date on it. This one has one, and we revise it rather than leaving it to age quietly.
Use it to tell a $600,000 conversation from a $1.6 million conversation. Do not use it to choose between two bids.
How to get from a range to a number
A range becomes a number in three steps, and they happen in this order for a reason. First the site: setbacks, slope, tree cover, impervious surface limits and utilities decide how much house the lot can hold. Second the program: how many bedrooms, how the kitchen has to work, whether the primary suite is on the main floor, whether there is a garage and how many cars. Third the finish level, which is the last thing to lock because it is the easiest one to adjust against a budget.
That is the shape of the first two phases of a custom home engagement, discovery and programming, and it is why the written scope and fixed fee arrive after a real conversation rather than off a price list.

- How much does it cost to build a house in Raleigh per square foot?
- Our own North Carolina ranges run $225 to $300 per square foot at builder grade, $300 to $425 mid range, $425 to $600 high end and $600 to $900 luxury, covering design, permits, labor and finishes. Land and site preparation are separate.
- Is it cheaper to build or to renovate?
- Per square foot, a whole-home renovation runs lower: our range starts at $125 per square foot against $225 for new construction. The catch is that a renovation inherits the existing structure's limits. See whole-home renovation.
- What is the minimum budget for a custom home?
- We use a $450,000 project floor for new construction. Below that, a stock or semi custom plan is usually the better answer than a fully custom design.
- Does the design fee come out of the construction budget?
- No. Design starts at $7,500 and is quoted and paid separately from construction. It is not a percentage of the build.
