What you actually receive
The line between a designer and a render shop is the drawing set. A render sells a feeling. A construction set tells a framer where the beam pocket goes. A custom home engagement here produces both, and the render is generated from the same model the drawings come out of, so what you approve is what gets built.
The standard custom home package covers the whole arc of the design, and every item below is a deliverable rather than a stage you pay for and then talk about:
- Site analysis and a zoning summary for the specific parcel
- Two schematic concept directions, not one option and two colorways
- A permit ready drawing set: plans, elevations, sections, details and schedules
- Photoreal exterior and interior renders
- A materials and finish schedule
- One stamped engineering coordination round

The fee and the calendar, stated plainly
Custom home design starts at $7,500 and runs 14 to 20 weeks on the standard schedule. There is an expedited track at 8 to 12 weeks for a 30 percent premium, which collapses the two schematic directions into one and combines the schematic and design development reviews into a single block. It exists for a closing date or a build calendar that genuinely cannot move, not as a default.
The fee is fixed before work starts. Every engagement begins with a written scope and a fixed fee, which is the same rule the city pages state and the same rule the renovation side runs on. No hourly bleed, and no change order arriving from the design side of the table.
Construction cost is a separate question with a separate answer. Our own North Carolina ballpark for a new build runs $225 to $300 per square foot at builder grade, $300 to $425 mid range, $425 to $600 high end and $600 to $900 luxury, against a $450,000 project floor. North Carolina specifics
We work inside the permit path rather than around it. Site plans are formatted for the submittal checklist of the office that will review them, and zoning setbacks, impervious surface limits, tree conservation and HOA architectural review are treated as design constraints from the first sketch rather than as problems discovered at submittal.
That ordering matters most on the constrained lots. A Raleigh infill lot, a Cary HOA with an active architectural review committee and a Chapel Hill lot with slope and tree cover each push the design in a different direction, and all three are cheaper to answer in schematic design than in permit review.
Structural work is stamped by a licensed professional engineer, not by us. Partner structural, civil and energy stamps are coordinated against the drawing set during documentation, so the sheets that carry a stamp and the sheets that do not agree with each other.
What we need from you
A custom home schedule holds when a short list of things arrives on time. This is the version of the obligations published with the package, and it is the honest reason some projects run long.
- A survey or topographic survey within four weeks of kickoff
- A program brief signed at the end of discovery, so the scope is a document rather than a memory
- Decisions returned within five business days per phase, or two business days on the expedited track
- On the expedited track the survey has to be on file at kickoff, and one decision maker is named for the engagement.

How the work runs
You fill out a short intake form, and we reply within two business days with a time to meet. The first design meeting runs about thirty minutes, in person or over video, and a written scope and fixed fee follow within two business days of it.
From there the phases are discovery, programming, schematic, design development, documentation and handoff. Schematic plans and elevations come first, then the exterior and the key interior spaces are rendered in photoreal 3D, so you see the house from the street and standing in the kitchen before a permit is pulled. Selections and approvals run inside the client portal, where every choice ties back to a drawing and a line on the proposal.
Once schematic is locked, the construction set is produced and the engineering stamps are coordinated. If we carry the project through the build, the portal keeps running: weekly photo updates, milestone billing, change orders in real scope language, and a punch list at the final walkthrough. Proof
The Meridian Residence in Raleigh is a 4,200 square foot custom home with a kitchen designed around how the family actually cooks, a through sightline from the entry to the back yard, and a primary suite pulled away from the family floor. Harrington Modern Farmhouse in Wake Forest is the same process on a different vocabulary.

Questions we get asked
- Are you licensed architects?
- We are a residential architectural design studio. Structural engineering is stamped by a licensed professional engineer we coordinate with, and civil and energy stamps come in the same way. - Do you work with my builder, or do you build it?
- Both happen. We design, draw and manage, and we run projects where one team carries design through build. If you already have a builder, the drawing set is produced for them and we coordinate through documentation and the bid.
- What if I do not have a lot yet?
- That is a good time to call. Setbacks, slope, tree cover, impervious surface limits and utility locations decide more about a house than most people expect, and a site analysis before a purchase is far cheaper than a redesign after one.
- Can I see the house before it is permitted?
- Yes. Photoreal exterior and interior renders are part of the standard package and they come out of the same model as the drawings, so the render and the construction set stay in step.
